    Commercial Roof Systems We Install

The right system depends on roof slope, drainage, access and how the building is used. Our inspection and written quote identify a suitable approach. We install and repair both TPO and EPDM membranes, and we recommend whichever suits your roof deck, drainage and budget after the on-site assessment.

    TPO

TPO is a single-ply membrane with heat-welded seams, commonly used on low-slope commercial roofs. Light-coloured options reflect sunlight, helping limit roof-surface heat; detailing around drains and rooftop equipment remains important.

    EPDM

EPDM is a flexible synthetic-rubber membrane commonly used on low-slope roofs, including warehouses and office buildings. It tolerates weather exposure and movement, while seams and penetrations require careful installation and ongoing inspection.

    Modified bitumen

Modified bitumen combines asphalt with reinforcing layers for a durable low-slope roofing assembly. Torch-on systems are an option for flat commercial roofs, with installation methods selected to suit the building and site-safety requirements.

    Metal

Metal roofing sheds water effectively on suitably sloped commercial and industrial buildings. It offers a durable roof surface, but fasteners, joints and flashing must accommodate movement and remain watertight.

Commercial Roof Repair & Maintenance Plans

A leak can originate at a seam, flashing detail, drain or rooftop penetration rather than across the entire roof. We inspect these areas, document visible concerns with photos and explain whether targeted repairs or replacement are appropriate.

Preventive maintenance brings regular attention to drainage, membrane condition and vulnerable details. A plan should reflect roof age, equipment access and past leaks, with findings recorded so property managers can prioritise work. Most plans include spring and fall inspections, clearing drains, scuppers and eavestroughs, checking seams, flashing and rooftop-equipment curbs, minor sealant and membrane touch-ups, and a written photo report after every visit. Roofs with heavy rooftop equipment or a history of leaks may need more frequent checks.

How a Commercial Roofing Project Works

    1. Inspection: We examine the roof, drainage and flashing, discuss reported leaks and use photos to explain the condition.
    2. Written quote: We provide a written estimate describing the recommended work. Confirm materials, scope and any exclusions before approving the project.
    3. Scheduling: We coordinate work around business hours and tenant needs, accounting for access, deliveries and weather-dependent roofing tasks.
    4. Site safety: Agree on access routes and protection for occupied areas before installation. We set up a marked work zone, keep entrances and fire exits clear, use fall protection and perimeter guarding in line with Ontario workplace safety rules, and can schedule noisy tear-off work for early mornings, evenings or weekends.
    5. Cleanup: Confirm debris removal, disposal and the final site review in the written scope. Old roofing goes straight into covered bins, the roof and surrounding grounds are swept with magnetic rollers to pick up fasteners, metal is recycled where possible, and we finish with a walkthrough with your property manager.
    6. Warranty: Every job includes our 10-Year Workmanship Warranty. Ask which manufacturer warranty applies to the specified products and request the written terms.
